Your Floors are Sinking or Sagging

If you find that your floors feel squishy in some spots and seem to be sinking, this is a tell-tale sign that you have structural damage in your crawlspace. The typical causes of a sinking floor specifically, are inadequately spaced support beams, rot damage and weak soil. 

Pest Infestations

If you notice pests such as termites or mice in your home, this could be an indication of structural issues. They multiply quickly so they’re bound to notice signs of them in your home if you have an infestation. 

Doors & Windows are Unlevel or Hard to Open & Close

Doors may jam or get stuck when opening or closing, or be unleveled due to uneven foundation and sloping floors. 

Cracks in Dry Walls

Cracks in your interior walls can indicate that your support beams and posts are uneven and not fully supported. This puts pressure on the structure, resulting in cracks.

If your soil is loose, or unable to sustain the supports, the supports may begin to sink further into the ground.

Your crawl space may also not have enough supports or they may be spaced too far apart to support your floors properly. 

Moisture, Rot and Mold

Moisture, rot or mold can do a lot of damage to your crawl space structure. This is why it’s important to make sure your crawl space is free from as much moisture as possible.

Pests

Insects such as termites and carpenter ants, can eat at your supports and weaken them. 

How Do You Resolve Structural Issues?

There is no need to stress just yet, as these issues can be resolved and prevented. But the earlier you see these signs and resolve the issue, the better. But what can you do exactly to resolve and prevent further damage?

Lift the Foundation

This process is usually done if your supports are sinking. With this process, the floor is lifted a few inches and a block of wood on the top and bottom of the post. This can cause more issues though and is a big project. 

Repair or Replace Damaged Wood

You can repair or fully replace damaged wood beams or posts. With this option, all the rotted wood is replaced. But it can come with a hefty price tag and doesn’t necessarily resolve issues related to moisture or dry rot.

Install Heavy-Duty Metal Supports

Metal supports are a great alternative to wood supports because they are more heavy duty. You can also install light-duty supports, but these are recommended for temporary use.
